What we do

Four ways we grow what your property earns

Most vacation homes here earn less than they could. Usually it isn't the house. It's how the house is managed.

01

Pricing that follows demand

We study the market and adjust your rates night by night: higher when demand is strong, sharper when it's slow, so fewer nights sit empty or sell too cheap.

02

Listings that convert

Professional photos, clear copy and the right settings on Airbnb, Booking.com and Vrbo turn more views into bookings.

03

Reviews that support your rate

Hotel-standard guest care keeps your rating high, and a strong rating brings visibility and room to charge more.

04

Costs under control

We track every expense and use the numbers to decide what to charge, what to fix and where to invest, so more of the revenue stays with you.

Also handled, every day: housekeeping, maintenance coordination, staff, check-ins, supplies and guest communication.

The difference

Most management keeps the house running. We make it earn.

Fees

We earn more only when your property does

Our main fee is a share of what your property brings in, so our income depends on growing yours.

Commission

25% of received revenue

Calculated on what you actually receive, after Airbnb, Booking.com or Vrbo take their commission.

Monthly

Property-care fee

A fixed fee for inspections, maintenance coordination, staff supervision and financial administration, all year.

One time

Onboarding

Photos, listings, pricing strategy and systems, set up before your first guest arrives.

FAQ

Questions owners ask

How much does vacation rental management cost in Popoyo?

Hospitality Studio charges 25% of received revenue, a fixed monthly property-care fee and a one-time onboarding fee. Operating costs such as maintenance and repairs, cleaning, staff wages and utilities are paid by the owner. The Owner's Guide has the full breakdown.

Is maintenance included?

The management is included: we inspect the property, identify what needs work, find the right provider and supervise the job. The work itself (labor, materials and contractors) is paid by the owner, and nothing is done without your approval.

What does "received revenue" mean?

It's what reaches you after the booking platform takes its commission. For example, a $1,000 Airbnb booking with $150 in platform fees leaves $850 received, and our fee is 25% of that: $212.50.

Which areas do you cover?

Popoyo, Guasacate, Playa Santana and nearby communities in Tola, Rivas, on Nicaragua's Pacific coast.

Can I still stay at my home?

Yes. You block the dates you want, and we keep managing the property while you're there.

Who employs the staff?

The owner is the employer, so wages and legal employment obligations stay with you. We recruit, train and supervise the team to our standards.

Do my listings and reviews stay mine?

Yes. Your platform accounts, listing history and photos belong to you. We manage them on your behalf.
